
GENERAL ADVICE
In France, if one does not have the most stellar financial bonda fides you must engage a third party who serves as a co-signer or "guarantor" for the duration of most apartment leases. In order to be a co-signer a person must meet various strict financial obligations. The tenant should ideally himself provide various documents which attest to the lessor that he is in good financial shape to occupy his property. These criteria, for both the tenant and the gaurantor depend on their professional situations.
Furthermore the vast marjorty of rental agencies and landlords will require that these documents - pay stubs, property tax receipts, etc - are all French!
These documents should be complied into dossiers. What you should ideally include therewithin is listed here below.
THE TENANT'S DOSSIER
You should include a copy of one of the following documents

Your last three paystubs/wagelines (ideally with a monthly wage/salary 3x the rent)

A letter from your employer confirming your position in the company

Tradespeople, artisans and other nonsalaried employees

Extrait K ou K bis of at least three months showing your enterprise's legal economic activity OR proof of your inscription to the RNE OR proof of your inscription to the INSEE

ORGANIZE THE DOSSIER
Once you have gathered the documents that prove your situation, you will combine them on A4 in a PDF document and send them to your respective real estate agent/landlord after viewing the apartment.
THE GUARANTOR'S DOSSIER
The following documents are requested from any guarantor.
