GENERAL ADVICE

In France, if one does not have the most stellar financial bonda fides you must engage a third party who serves as a co-signer or "guarantor" for the duration of most apartment leases. In order to be a co-signer a person must meet various strict financial obligations. The tenant should ideally himself provide various documents which attest to the lessor that he is in good financial shape to occupy his property. These criteria, for both the tenant and the gaurantor depend on their professional situations.

Furthermore the vast marjorty of rental agencies and landlords will require that these documents - pay stubs, property tax receipts, etc - are all French!

These documents should be complied into dossiers. What you should ideally include therewithin is listed here below.

THE TENANT'S DOSSIER

You should include a copy of one of the following documents

You should include copies of all the following documents

depending on your professional situation

  • Your employment contract (ideally a CDI)

 

  • Your last three paystubs/wagelines (ideally with a monthly wage/salary 3x the rent)

  • A letter from your employer confirming your position in the company

  • A copy of your last 'avis d'imposition'/tax document

Salaried employees

  • Your Student card
    Or other student related document

    • Any internship contract you have​

    • Any student funding you have​

    • Any proofs of payments from internships/allowances

Students

A type of ID
  • French or foreign national I.D.

 

  • French or foreign passport

  • French residency card - La carte de séjour

  • Residency card

  • National card of a Member State of the EU, EU, European Union or EEA

  • Three last rent receipts/payment of rent proof or, if necessary, a certificate from the previous owner (or his agent) indicating that the tenant is up to date with his rents and charges

 

  • A signed letter or affidavat by the person who has been accommodating you

  • Voting residency certificate

A proof of previous accommodation

Tradespeople, artisans and other nonsalaried employees

  • Extrait K ou K bis of at least three months showing your enterprise's legal economic activity OR proof of your inscription to the RNE OR proof of your inscription to the INSEE​

  • Last notice of taxation or non-taxation
    (or penultimate in the context of rentals subject to legal or conventional resources)

  • The last two balance sheets (or failing that a certificate of resources for the current financial )

Liberal professions

  • A copy of your professional business card

  • Last notice of taxation or non-taxation
    (or penultimate in the context of rentals subject to legal or conventional resources)

Retirees

  • Proofs of allowances, retirement funds and pensions

  • If you have one a copy of your last 'avis d'imposition'/tax document

ORGANIZE THE DOSSIER

Once you have gathered the documents that prove your situation, you will combine them  on A4 in a PDF document and send them to your respective real estate agent/landlord after viewing the apartment.

THE GUARANTOR'S DOSSIER 

The following documents are requested from any guarantor.

(These will be supplied to you if you meet the criteria to qualify for our service.)

  • A copy of their ID card, passport or EU ID card

 

  • Their last three pay-stubs/wage-lines (from French income)

 

  • Their last French income tax document 

  • Their last French property tax document
